What the numbers mean
The 3 bedroom median is higher than the 4 bedroom median. That is not an error and it is the most instructive thing on this page. In Holgate the house is not what sets the price. The land is. A three bedroom home on a better parcel will beat a four bedroom home on a lesser one every time, so bedroom count is close to meaningless as a pricing guide here. Thirteen houses sold in twelve months. Like neighbouring Matcham, this is a thin market where a couple of transactions move the median substantially. The 4.2% rise should not be read as a trend. The median time on market was 86 days. Budget roughly three months. Acreage at this price point reaches a small buyer pool and that takes time. It is normal for the suburb. A 2.5% yield tells you this is not an investor market. People buy Holgate to live on the land. For pricing an individual Holgate property, the suburb median is the wrong tool. What matters is genuinely comparable land, which usually means looking back beyond twelve months and across into Matcham.
Living in Holgate
Holgate is bounded by Tumbi Umbi to the north, Lisarow to the west and Erina to the south. It covers 13.3 square kilometres and had 972 residents at the 2016 Census, which tells you how large the holdings are.
- Katandra Reserve is the best known feature, with walking trails and Seymour Lake. Katandra is an Aboriginal word meaning song of birds, and the reserve is popular with local runners.
- Firescreek Winery and Bamboo Buddha are both in the suburb and are a large part of how people outside Holgate know it.
- Erina is about five minutes away, and Terrigal about seven, so the suburb gives you land without isolation.
- Matcham adjoins and the two share both an origin and a buyer pool.
The name came from a local Progress Association in the early 1920s. When the Postmaster General asked for suggestions, Mrs Pollard put forward Holgate after a town near York in England where she had lived before coming to Australia.
