What the numbers mean

A 4.1% gross rental yield on houses is high for this part of the Central Coast. It is the most distinctive number on this page. Kariong delivers a $750 weekly rent against a $1.06M median, a ratio the beachside suburbs cannot match, which is why the suburb draws investors as well as owner occupiers. 75 house sales in twelve months makes this a reliable median rather than a thin one, and a 24 day median time on market says well priced stock moves quickly. The step from 3 to 4 bedrooms is $245,000, or about 26%. That is a large gap and it is the clearest pricing signal here. If you are weighing up adding a fourth bedroom before selling, this is the number to start from, though it does not follow that a renovation returns the full difference. The unit market is small at 12 sales. The 11.1% rise should be treated as indicative only.

Schools in Kariong

Kariong Mountains High School opened in the suburb in 2010. NAISDA Dance College is also based in Kariong, at Mount Penang Parklands. It is a national performing arts institution for Aboriginal and Torres Strait Islander students, and it is unusual for a suburb of this size to host one. Confirm current primary catchment zoning with the NSW Department of Education, as catchments change.

The 2021 Census recorded 6,485 residents, with 78.8% born in Australia and 4.2% identifying as Aboriginal or Torres Strait Islander.

Kariong is the first Central Coast suburb you reach coming off the M1, and that position is most of its appeal.

  • The M1 and the Central Coast Highway both run past the suburb, which is why it works for people commuting south.
  • Mount Penang Parklands sits in the suburb, with native gardens and the NAISDA college.
  • Brisbane Water National Park forms the southern edge.
  • Gosford is a short drive east, with Busways routes 33 and 34 connecting the two.

The name is the local Aboriginal word for meeting place, according to the Geographical Names Board. The village was called Kendall Heights and then Penang Mountain before taking the name Kariong around 1947.
