Matcham does not behave like a normal suburb and reading it like one will mislead you. Thirteen houses sold in twelve months. That is roughly one a month. Acreage in Matcham takes roughly three months to sell, and that is normal here rather than a warning sign. The buyer pool for a multi million dollar rural holding is small and it takes time to reach it. Anyone promising you a fast sale in Matcham is either lucky or guessing. The 2.4% rental yield reflects what Matcham is. People buy here to live on land, not to rent it out. In a market this thin, a suburb median is close to useless for pricing an individual property. What matters is what genuinely comparable acreage has sold for, which usually means looking back further than twelve months and across into Holgate.

The suburb takes its name from the Matcham Estate, a 2,560 acre grant to Charles Horatio Nelson Matcham in the 1800s. Frank L Measures subdivided parts of it between 1907 and 1910, which is why the lot pattern looks the way it does today.
