What the numbers mean

Two things in that table are worth explaining rather than glossing over. The 2 bedroom house median looks wrong, and it is not. At $1,365,000 it sits above both the 3 and 4 bedroom medians. Ourimbah has very few 2 bedroom house sales, and in a suburb with acreage the ones that do sell are often small dwellings on large parcels of land. The land is doing the pricing, not the bedroom count. Treat that figure as a signal about land value, not about what a two bedroom home is worth. Houses and units are moving in opposite directions. Houses were close to flat at 0.9% while units rose 12.0% off a much lower base. With only 16 unit sales in the year, a handful of transactions moves that number a long way. Neither figure should be read as a trend on its own. Houses are taking a median 23 days to sell and units 15, which is quick by Central Coast standards over this period.

Schools and the university campus

Ourimbah Public School is in the suburb and is the oldest school on the Central Coast, opening in 1863 as Blue Gum Flat School. Ourimbah is also home to the University of Newcastle Central Coast Campus, which it shares with TAFE NSW. Teaching started on the site in 1989. The Central Coast Community College and the Central Coast Conservatorium of Music are also based there. For a suburb of this size, having a university campus in it is unusual and it shapes both the rental market and the mix of people moving in. High school catchment: confirm current zoning with the NSW Department of Education, as catchments change.

Ourimbah sits where the Central Coast stops being suburban. The suburb is a mix of acreage and pockets of conventional housing, with Ourimbah Creek running along the northern side and Ourimbah State Forest beyond it.
